Bookings:
A credit / debit card is required to guarantee booking for the non – refundable 50% deposit and any further charges applicable under our cancellation policy. This credit / debit card will be taken at time of booking. The remaining balance will be taken 28 days prior to arrival. This credit / debit card will also be used as a guarantee against any additional charges such as damages.


During high season and special dates we reserve the right not to take 1 night bookings. Bookings made for 2 nights which are reduced to a 1 night reservation will be charged for 2 nights accommodation as per the confirmed booking.

If your reservation cannot be honoured we would endeavour to arrange alternative accommodation of a similar standard at our expense or refund any monies paid. This would constitute final settlement of any liability we may have as a result of cancellation.

We reserve the right to decline same sex group bookings (stag / hen parties etc ).

Cancellation Policy:
If written notice of cancellation is received by 15.00hrs, 29 days or more prior to arrival, only the 50% deposit will be charged.
If the required notice is not received the remaining balance will be charged and only monies received from the accommodation being resold will be refunded.

Holiday Insurance:
We recommend the provision of holiday insurance.


Check In & Check Out Times:

Check In                                                                                                                                                                                       The accommodation may be accessed from 16.00hrs. Outwith these hours guests must contact us to make alternative arrangements. As the accommodation has no reception, guests are required to contact us 1 hour prior to arrival.

Check Out                                                                                                                                                                                 The accommodation must be vacated by 11.00hrs on day of departure. The accommodation may be hired for additional hours at £50.00 per hour at our discretion.

The 3 sets of keys are provided for the accommodation must be returned at time of departure. Failure to do so will result in a £50.00 charge per set being levied.

Damage Liability:
The accommodation should be left in a clean and tidy order. The lead name guest is responsible for any loss or damage to the accommodation and its contents during period of stay.
Damages will be charged to the credit / debit card provided to guarantee the booking. The card holder will be advised of any charges levied.

Guests Property:
We do not accept liability for any loss or damage to guests goods or personal belongings within the accommodation, garden or car park.

Items left in the accommodation will be held for 7 days. If unclaimed after this period they will be given to charity or disposed. Should items be returned by post a £10.00 handling charge will be added to the postage charge.

Number of Occupants:
Only the agreed numbers notified to us at time of booking may occupy the accommodation. We have the right to refuse entry / terminate stay with immediate effect if this condition is broken and guests will forfeit any payments made.

Accommodation Use:
This agreement is made under the terms of schedule 4 section 8 of the Housing (Scotland) Act 1988 which gives guests the right to occupy the property for the agreed period and for residential purposes only. The accommodation is not for hire for the use of any illegal business activity. Any guest or occupant found using the accommodation for illegal activities will be required to leave immediately and will forfeit any payments made. Only the agreed numbers notified to us at time of booking are permitted within the property during the hire period. No additional persons are permitted to use the accommodation. We have the right to refuse entry / terminate stay with immediate effect if this condition is broken and guests will forfeit any payments made.

Accommodation Suitability:

Guests are responsible for checking the suitability of accommodation prior to booking (stairs, room types etc).

We welcome children of all ages. However stair gates are not provided within the accommodation.

Pets:
No pets or animals are allowed in the accommodation (with the exception of guide dogs).

Complaints:
In the event of complaints of disturbance we reserve the right to terminate stay with immediate effect and guests will forfeit any payments made.

Smoke Free Policy:
The accommodation is strictly non smoking. To enforce this policy we reserve the right to levy a commercial refreshing charge of £200.00 should tobacco odours be detected within the accommodation. A smoking area is provided within the garden.

These Booking Terms & Conditions form the agreement to let No 41 Town House on the dates specified in the booking contract between No 41 Town House and The Client. The Client is the individual referred to as the lead name on the booking and whose credit / debit card details have been supplied for the purpose of reserving the accommodation and who accepts responsibility within the terms and conditions of the booking, for any and all charges raised resulting from the let of No 41 Town House as indicated above.
